I got an L4 eviction order for my tenant. Their eviction date is end of this month. How do I confirm they’ve left? Can I just enter the house the day after? Feels odd to give notice when they’re not supposed to be living there anymore.

Even with an eviction order, you still need to give proper notice to enter. The tenancy isn’t officially over until the Sheriff enforces the eviction. To be safe, give 24 hours notice for an inspection on the last day of tenancy. This way you can check the state of the place and see if they’ve moved out.

But if they’re evicted, why do they still have rights?
The eviction isn’t final until it’s enforced by the Sheriff. Until then, the tenant still has possession of the unit and all their rights under the RTA. It’s important to follow proper procedures to avoid any legal issues.
