Hey everyone, I know we often hear about nightmare tenants, but I’m curious if anyone has some positive stories to share? As a LL myself, I’d love to hear about good experiences and how we can foster better LL-TT relationships. Any success stories out there?
Absolutely! I’ve been a LL for over a decade, and while there have been challenges, I’ve had some fantastic TTs. One couple has been renting from me for 5 years now. They always pay on time, keep the place spotless, and even do minor repairs themselves. We’ve built a great relationship over the years - they invite me over for BBQs in the summer, and I always remember their kids’ birthdays with small gifts. It’s all about mutual respect and clear communication.

It’s a combination of thorough screening and treating TTs with respect from day one. I always do background checks, call references, and have a detailed conversation about expectations. Once they move in, I’m responsive to maintenance requests and give them space. Building trust takes time, but it’s worth it!
As a TT, I can share a positive experience too! My LL is fantastic. When our washing machine broke down, she had it replaced within 48 hours. She’s always respectful of our privacy and gives proper notice for inspections. We’ve been here for 3 years and haven’t had a single issue. It’s all about mutual respect and open communication.

I think most TTs are decent people who just want a comfortable home. The horror stories we hear are probably the exception, not the rule. It’s just that people are more likely to share negative experiences online. Good relationships don’t make for exciting posts!
as a TT, i had a terrible LL once who never fixed anything. but my current one is amazing! fixed our leaky faucet same day we reported it. makes such a huge difference!

One thing that’s worked well for me is setting up a system for regular check-ins. Every quarter, I send a friendly email asking if there’s anything that needs attention in the unit. It shows I care about maintaining the property and gives TTs an easy way to bring up small issues before they become big problems. Also, I always aim to be fair with rent increases and give plenty of notice. Building goodwill goes a long way!
